Value Added with Remediation at a Residential Condomium Site

Condos NJ Case Study

Location: NJ, USA

Project Description:

ESI implemented a remedial action at a residential condominium complex located in northern New Jersey. A No. 2 fuel oil underground storage tank (UST) had leaked causing oil to collect under the concrete slab of the condominiums, which collected in

the sumps of three condominiums. The leaking UST resulted in a discharge to a nearby stream and an odor nuisance in one of the condominiums.

ESI installed a groundwater recovery and treatment system by pumping total fluids from the sumps (located in the basement of three condominiums) to an oil water separator. Oil was collected and water was treated with granular activated carbon. Treated water was discharged to a nearby stream in accordance with NJPDES permit requirements.

ESI also installed an air treatment system consisting of a blower and vapor phase granular activated carbon, in the basement of one condominium to address the odor nuisance.

ESI entered into a contract to delineate the extent of the oil, remove eight USTs, design, build and operate the groundwater treatment system and install an air treatment system to meet the regulatory requirements and achieve closure by obtaining a No Further Action letter from the NJDEP. The groundwater treatment system operated for one year and collected approximately 300 gallons of oil. The case was closed by demonstrating that the oil was no longer discharging to the stream or present in the sumps.
